£80. You see your price before giving us any personal details.
- No call-out fee
- Qualified professionals
- 12-month workmanship guarantee
- Emergency call-outs
If you let a property in England, you are legally required to have every gas appliance and flue checked each year by a Gas Safe registered engineer, and to give your tenants a copy of the record.
The certificate — often called a CP12 — records what was checked and whether each appliance is safe. Homeowners are not required to have one, though some choose to.
The price you see is based on what you tell us. If our engineer finds that more work or materials are needed, they will explain the cost and get your agreement before carrying on — nothing is added without you agreeing to it first.

You might need this if

- The last certificate is close to twelve months old
- You are taking on a new tenancy

Questions
Common questions
How often do I need one?
Every twelve months, if you let the property. The check can be done up to two months before expiry without losing the original date.
What is a CP12?
The common name for the Landlord Gas Safety Record — the document issued after the annual check.
Do I need one if I own my home?
No, it is not a legal requirement for owner-occupiers. Many people still have their appliances checked annually for safety.
What happens if something fails?
The engineer will explain what is unsafe and why. Anything immediately dangerous will be made safe, with your permission, and the certificate issued once the fault is resolved.
Do I have to give my tenants a copy?
Yes — within 28 days of the check, and to any new tenant at the start of their tenancy.
