An Electrical Installation Condition Report is an inspection of the fixed wiring in a property: the consumer unit, the circuits, the sockets and switches. It records the condition of each and flags anything unsafe.
Landlords in England must have one at least every five years and give a copy to their tenants. Homeowners are not required to, though it is worth having when buying a property or if the installation is old.
The price you see is based on what you tell us. If our engineer finds that more work or materials are needed, they will explain the cost and get your agreement before carrying on — nothing is added without you agreeing to it first.

Questions
Common questions
How often do landlords need one?
At least every five years, or sooner if the previous report specified a shorter interval.
What do the codes on the report mean?
C1 means danger is present and immediate action is required. C2 means potentially dangerous and needs remedial work. C3 is a recommendation for improvement, not a failure. FI means further investigation is needed.
What happens if the report is unsatisfactory?
Any C1 or C2 items have to be put right for the installation to be satisfactory. You will be told exactly what was found and what it involves.
Will my power be off?
In stages, yes, while circuits are tested. The engineer will work with you around anything that cannot lose power.
How long does an inspection take?
It depends on the size of the property and the number of circuits. A typical flat is quicker than a large house.
